Having a lot of DIY plumbing on 3 houses in my past, I replaced all the 
brass/ bronze valve seats w/ those of a metal the plumbing supply house 
called "monel". That's was a one-time in a lifetime project, even w/ 
Houston's lime-rich tap water.

I get tired just looking at this..."a lot of patience" is not something I 
have with this sort of task.
