I hope that you're renting a modern commercial floor sander (which is
random orbital) and not talking about actually using a hand-held belt
sander. If so, get the DeWalt or a similar model that takes an
attachment that allows you to set the depth of the cut, and even then,
you're looking at a three-inch wide cutting width, which makes a floor
look awfully large.  Otherwise, you're going to chew the hell out of
your floor, and the unevenness won't show up until *after* you've
applied the finish.

There're specialized devices for finishing in close to the wall (you can
rent these, too), but I use a heavy-duty palm sander, or even a
long-handled scraper, figuring that the base molding's going to come out
an inch or more from the wall and cover the mess.
