The properties are in the region of twice the median US price and yet so many are similar to the posted image. Some are legacy; a family bought the property 60 years ago and still live there: my old neighbor was one of those. She cashed out, bought a home in the next city south and had substantial funds for her retirement. Others are rentals that have been in an LLC for decades and are very cash flow positive. But as repairs and property taxes increase the older housing stock gets torn down and replaced by housing that almost doubles the previous valuation. People are willing to pay exorbitant prices for the location; my neighborhood but also neighborhoods like Hyde Park for yesterday due to it's walking distance to the UT campus. But all that is in the wheelhouse of your PhD.
