I'd follow my gut.  You can always find another bargain somewhere else.
Since you have reservations, you'll be kicking yourself later if anything
goes wrong with the deal.

I'd tell him "thanks but no thanks" and explain that you're uncomfortable
with those arrangements.  It's a buyers' market.  :)
